ABOUT THE COMMUNITY

A student housing community located across the street from shopping and a few blocks from CSU campus and dowtown Chico

OUR IDEAL CANDIDATE (preferrably) has real experience in an Apartment Manager role. As a dynamic leader and excellent communicator, they will possess the ability to inspire community and provide oversight to maintain this investment property. They should be fully competent with all phases of financial and variance reporting, having practical experience with property management-related software.

Must have a PASSION for excellent customer service and creating a positive living experience for their residents!

Technical skills: Proficient in MS Office (Outlook, Word, Excel) and Google Apps (Gmail, Sheets, Docs, Drive). AppFolio Property Management software is a bonus!

Responsibilities

• Timely collection of rents and other income through the lease term
• Creating a positive living experience for the residents including planning and hosting Resident Events
• Notify tenants and schedule all incoming service requests
• Daily inspection of the common areas, grounds, and parking lots for maintenance and safety
• Inspect all apartments for market-ready condition
• Timely service and enforcement of evictions for non-payment of rent and violation of the community rules and regulations that cause loss of revenues
• Ensure the timely vacating of all apartments, to minimize loss of income
• Inspect all vacated apartments for accurate costs of turnover and ensure the timely turnover of all apartments
• Process all security deposits in a timely manner
• Handle assorted tenant issues and address after hour emergencies as needed
• Comply with the Fair Housing Laws
• Perform any additional functions as requested by the Assigned Property Manager

  • Must have real Onsite Manager experience
  • Must be Detail oriented, Accurate and Organized
  • Dress & Appearance: Good hygiene, modest, professional dress
  • Disposition & Attitude: Positive, Punctual, Responsible, Teachable, Honest & Self Motivated
  • Solid communication skills - both written and verbal
  • Ability to be resourceful and proactive in dealing with projects and issues that may arise
  • Ability to organize, multitiask, prioritize and work under pressure
